My learnings from working with clients wanting to purchase a distressed property:
- Buyers must be immediately informed the day a property becomes publicly available.
- With any offer, buyers must present a pre-approval letter from their lender. A letter from a reputable mortgage broker is fine to get started. However, some banks require pre-approval from a direct lender.
- Buyers must be prepared to view the property the day it's publicly available.
- If they want their offer to be considered, buyers must be willing to submit an offer that very same day.
- At a minimum, the offer must be based upon current short sale comparables. I recommend matching comparables, plus an additional 3-5%.
- It can take 2-4 months before a bank responds to any offer.
- There is a good chance that the bank(s) will ask for agreement from the buyer to pay other liens or fees, i.e., delinquent property taxes, delinquent HOA dues, loan mediation fees.
